The seller  has made unrealistic demands on time frame for collection by giving just a half hour window

and says i must bring 2 people and carry large freezer down stairs without insurance or any health and safety

protocol

Ask them to cancel the order for you as the timeframe is not available for you with such little scope to work with, and you didn't realise the item involved carrying down stairs, you have no one available to do this for you  at such short notice.

Hopefully , they will accept the cancellation, as  Private sellers are not obliged to do so.

Excellent,  be aware,  once eBay notify you the refund is made,  being processed,  then it's not instantly returned to you,  and does go back to original payment source.

If you paid with PayPal it goes back to your PayPal account fairly swiftly.

Paying with a debit / bank card?  Can take up to 12 days to appear back in your bank account.

Credit card payment?  This takes the longest,  up to 30 days to appear back in the card account used.

It would certainly be unusual and I agree unreasonable to specify only a 30 minute window for collection.

However, as for carrying it downstairs, when you buy something for collection it's your responsibility to collect it. It's up to you to bring whatever help and transport you need to carry it. Neither is it the seller's responsibility to provide insurance or a safety protocol. If anything, the reverse is true, as you may be liable to compensate the seller if you cause damage to their premises whilst moving it.

I have a feeling that both you and the seller have unreasonable expectations of what the other should provide. Rather than fall out about it, you might want to think about suggesting to the seller that you would not object if they wish to cancel the sale.

Alternatively, although IMO this is very unfair on sellers, eBay does allow to claim a refund under eBay's money back guarantee when the item has not been collected - even if it was the buyer who failed to collect it.
