The best way would be to Cancel the Order citing .... Problem with Buyer's Address. This refunds the buyer and your seller performance is not affected.
Then, you can relist it and the buyer can buy the item again. This way you'll have a new tracking number too.
I would message the buyer to ensure they have the correct address which they can check at eBay checkout before paying, to check the delivery address showing on the left hand side, is correct.
