I have received an offer but the address does not seam right

I have received an offer for an item I have for sale on e bay I would be happy to accept but I am a bit concerned as the person has only bought 19 items before, never sold anything, and the address does not seam right.

it’s just a post code and the area.

not really sure what to do? 
any help ?

Make sure you buy tracking number from post office as if you dont you might get a item not received case if theres no tracking he or she keeps item you loose out had it before.and never tell them that you are sending item without tracking postage.cos if they know then they get the item free.if the payment is on hold aswell they can scam you from paypal by saying they have paid and they haven't just be carefull anyhow
