New buyer profile with 0 feedback for high-value item

I know this question has been asked before, but I'm selling a camera bundle for £400+.

 

Within 10 minutes of listing the item on eBay I had an offer (full amount) from a buyer with a profile just one day old and with zero feedback. 

 

I'm based in the UK and only sending within the UK. 

 

Canada is listed on their profile as 'location' but the address listed in the offer is for an industrial estate not far from where I'm based. 

 

It seems off to me but would appreciate other opinions. 

 

Should I proceed with all possible security measures?

 

Filming the packing and sending, requiring a signature, etc. 

 

Or should I decline the offer? 

 

Appreciate your thoughts.

Buyer may have been looking for your type of item and joined to buy it.

As long as you post tracked to address supplied by eBay when buyer pays, you will covered for item not received. 

Looks like UK address is forwarding agent, which means buyer won't be covered by eBay MBG.

Filming is pointless, as you won't be able to use it to prove anything.

 

If your buyer is using a third party freight forwarder then all you need to do it to get it to that delivery address (which should be the one showing on the order details) by a trackable method, then you're covered against any kind of item not received claim and an eBay item not as described return.

 

You're not covered against a not as described chargeback if your seller decides to initiate one, but you wouldn't be under any circumstances for an online sale anyway.
