Yes Momma, quite a lot of leaks - I have a suspicion from where all the patches are located that the cavity wall insulation might have got wet; it shouldn't have because it's rockwool fibre and that's supposed to avoid the problems associated with earlier types of insulation, but my gut feeling is this is what is going on.

 

So obviously I'm going to have to put in a guarantee claim with the CIGA people; at least if it is the insulation it won't cost me anything to sort it out.  I've already dug out the guarantee certificate, so...  watch this space...

A new leak this morning, Momma, makes me suspect the roof instead now.  Awaiting another expert examination over the next few days...  I'm thinking about renewal rather than patching up this time.

 

Meanwhile, I had a day on the trains and bagged myself seven new haulages to start the year off with. Smiley Happy

Hi Petery, sounds as if you had a good Christmas?

 

We did too - daughter 2 married her long-time love on 21st; lovely happy ceremony & party with friends & family, all Christmassy; held in an art gallery.  It was all beautiful

 

Christmas relatively quiet, but family stayed quite a long time so still busy, & I'm only just making inroads into the washing

 

Sorry to hear that your lovely home is leaking.  Property of that age can be a darn nuisance - we are also in an older house, & part of the basement is sodden & mouldy.  I am getting someone to look at that this week *dread to think*

 

I've had to throw out quite a bit from that cupboard - actually, mostly junk (old toys, notes etc) so it was if I'm being positive a relief really!!

Wizi - I'd rather have a house this age than something built post war; the Victorians knew a thing or two about building to last.  In the case of the roof, to be fair it is the original roof so it has lasted quite well ( 116 years ); it's just there is a limit to how much it is worth patching it up.  Anyway, I'll see what the costs of the various options come to.

I am in exactly the same boat....just for how long can we put it off? Mine doesn't have felt underneath! Storms are a nightmare. Visitors love the character and charm of old houses but don't realise the constant work required to keep them looking good, especially with 2 acres.

I am now gathering recommendations for roofers; it helps that in my road the residents have a private e-mail group ( residents only allowed to join ) with a bit over half the street as members, so it's very easy to compare notes.

We had our previous (also Victorian!!) home reroofed, by  Bramley Roofing (Surrey, not Leeds)

 

They were brilliant - it was a sizeable job (4 storey house)

 

We had the tiles from the rear of the roof, which were still in excellent condition, sheltered from the prevailing weather, moved to the front, & new tiles put on the back, in order to maintain the look of the property.  House not listed, but sits on a very much period village green

 

The work was undertaken courteously & swiftly, & I'd call on them again
