how do i accept a lower amount on a listing

someone has offered me a lower price than my buy it now price, how do i accept and get paid for it, thanks

Revise the listing to add 'Make an offer' to it.

You should be able to revise the price on the listing using the Revise Your Item link, top left of listing.  

If not the buyer would have to buy and pay full amount and you issue a partial refund from your Paypal account.

Easiest way is to reply to their eBay message using the 'reply with offer' option.  The offer will remain valid for 48 hours and can only be seen by the person making you the offer.

ok, when I go to the message that was sent I know about the reply button but don't see one with "reply to offer"
When I also try and revise listing where it says "make offer" it stays the same and won't allow me to change it.
I'm either being really thick or just don't get it.
Also I've tried the accept offers of etc and it just comes back telling there's a problem, sorry everyone but can't do it.
Any other suggestions what I'm doing wrong. Thanks for trying with me, very grateful
