Returned item but not possibly not accepted at address

I returned a watch to a seller via the sellers postage label, which was 48hr tracked Royal Mail.

It arrived in their area/out for delivery on Thurs, it passed, Fri has now been and gone.

Checking the sellers address, it's basically a lock up on an industrial estate. 

It may be Royal Mail causing the delay but at this point I'm very Skeptical. 

What can I do if this continues

As long as you return to the address given, your ok and only attempted delivery needs to made, so if the seller doesn't get it back, just ask ebay to step in as soon as it allows and you should be ok.
